(Proposal from the May 13, 2025, Meeting)

Baker Development Resources is proposing to rezone 700 North Airport Drive A-1 farmland and C-1 Conservation District to R-5AC General Residential; the actual rezoning designation may change since this is a proposal. Baker is currently planning for high density housing at 700 North Airport Drive. The last proposal at the May 13, 2025 revealed that Baker intends to now build 50 high density, single family homes, and convert the community into an HOA. They are proposing one entrance/exit along North Airport Drive right next to the I-295 exit ramp. We cannot allow another community development to endanger current residents and invade our peaceful agricultural communities!

Next meeting: TBD

We, the undersigned residents of Highland Springs and neighboring communities, strongly oppose the proposed rezoning of the property located at 700 North Airport Drive. This land, currently zoned as Agricultural (A-1) and Conservation (C-1), is under threat of being rezoned to R-5AC General Residential to allow for high-density development.

Baker Development Resources has submitted a proposal to construct 50 high-density, single-family homes on this site and to establish a homeowners association (HOA). Their current plan includes a single access point along North Airport Drive, dangerously close to the I-295 exit ramp. Such a plan poses significant traffic and safety risks, while fundamentally altering the rural and agricultural character of our community.

We, the undersigned, are committed to preserving the open spaces, low-density land use, and quality of life that define Highland Springs. We urge decision-makers to reject this rezoning request and support responsible growth that respects the unique identity of our community.
